E.P. Guidi partnered with Marriott International to construct a series of Brighton Gardens assisted living communities, part of the company’s early expansion into senior living developments nationwide. Each project combined residential comfort with institutional durability, integrating full-service amenities and hospitality-level design standards.
Projects averaged 65,000 SF and three stories in height, with 90 to 120 residential units per facility. Shared spaces included dining rooms, lounges, recreation areas, and landscaped courtyards that promote connection and quality of life for residents. Facilities were supported by commercial kitchens, laundry operations, and staff service areas designed for long-term performance and efficiency.

Each site presented unique construction challenges—from steep grades and constrained parcels, such as the 45-foot elevation change at Towson, to complex utility coordination and extensive site development in New Jersey.
