E.P. Guidi provided contracting and construction management services for The Promenade at Sagemore, a 225,000 SF open-air lifestyle retail center in Marlton, New Jersey. Designed as an upscale shopping destination, the development blends distinctive architecture with a walkable, village-like atmosphere, creating a retail experience that feels both modern and timeless.
The award-winning center is anchored by L.L. Bean and features a curated mix of high-profile retailers, including Anthropologie, Lululemon, Brooks Brothers, Athleta, Coach, J. Crew, Sur La Table, Vera Bradley, Smith & Hawken, and Coldwater Creek. Its thoughtful design and tenant mix have positioned it as one of the premier shopping destinations in the region.

E.P. Guidi managed the new construction of five distinct buildings, each requiring ornate shell construction to meet the architectural vision. To support the scale of the development, the team also delivered more than 1,200 parking spaces, balancing convenience with the pedestrian-friendly flow of the center.
Among the project’s most unique engineering challenges was the design and construction of a building foundation integrated directly into an existing storm basin. The foundation was carefully detailed with drainage openings to allow stormwater to rise and flow as intended, ensuring proper site hydrology while maintaining the structural integrity of the building. The building’s framework combined structural steel with laminated wood beams, requiring close coordination between the steel designer, erector, and carpentry trades to achieve precise connections and protect the exposed wood elements during installation.
Constructed within an active, open shopping center, the project required exceptional planning and communication to ensure safety and minimize disruption to ongoing retail operations. The result is a vibrant, high-quality retail environment that showcases E.P. Guidi’s ability to manage complex logistics, and maintain functionality within an operational setting.
